3 searches a day are free per IP address. A search counts when it shows a map; a search that cannot be carried out does not count.

A review costs 39 kr including VAT and is paid per flat by card.

The review is digital content that starts the moment you pay. At payment you ask for this and accept that the right of withdrawal thereby ends; the receipt you get by e-mail says so too.

Bas costs 99 kr a week including VAT and is paid by card. It gives the account 10 searches a day in place of the free ones, and 3 reviews for every paid week that run straight away, with no payment step.

Plus costs 149 kr a week including VAT and is paid by card. It gives the account 20 searches a day in place of the free ones, and 7 reviews for every paid week that run straight away, with no payment step.

A paid week starts when the plan starts or renews and ends seven days later, when the plan renews. A review that cannot be completed does not count against the week.

An account has one plan at a time. If you switch plan, the new one applies at once: the difference for the rest of the week is charged to the card, or taken off the next payment when the new plan costs less. The week's reviews count against the new plan's limit.

A plan renews every week until you cancel it. You can cancel at any time on the prices page; it then runs to the end of the week you paid for and does not renew. If a renewal cannot be charged to the card, the plan ends when Stripe gives up on the payment.

The report takes a while to write and then stays on your account. It belongs to the account that paid for it, and opens only for that account.

The report is written for the account holder alone, and no one else can rely on it.

A search and what it found are visible to anyone with the link.

The listings on the map come from Booli and the brokers' own pages, as they stand when you search.

After 7 days the report counts as out of date, and you can run a new review.

If the review cannot be completed after payment, the full amount is refunded to the card, normally automatically. If the automatic refund fails you are told so, and the amount is refunded manually once you write to us. A completed report is not refunded, even if not every document could be found.

The review is written by an AI reading public sources: the listing, the association's annual reports, bylaws and sold prices. Every claim cites its source, and what cannot be verified is written "unknown".

It can miss documents, misread and miscalculate. A number in the report is a lead to check, not a fact to lean on.

It is not an inspection, not a broker and not legal or financial advice. It replaces neither a surveyor nor your duty to inspect as a buyer.

The decision to bid, how much, and the responsibility for it, are yours.
